About the property
Immersed in the heart of Puglia, between the upper Salento and the Valle d’Itria, a land rich in olive trees and centuries-old trulli, a beautiful farmhouse dating back to the 19th century, located about 1 km from the historic centre of Ceglie Messapica, known as the City of Art and gastronomic capital of Puglia.
The property consists of two separate buildings, built in local stone, surrounded by ample green spaces, centuries-old olive and fruit trees, as well as a green area dedicated to a BBQ area and a charming infinity pool (12 X 6 m) with a circular relaxation seat and solarium area. A recent and refined renovation has transformed the old farmhouse into a luxurious residence covering a total surface area of 535 square metres divided into the main house, which has been partially renovated and consists of a living area with fireplace, a kitchen, three bedrooms, two bathrooms and a storage room, covering a surface area of 140 square metres.
Perfectly restored, both architecturally and technologically, is instead the part used as a holiday home, consisting of a large living room, characterised by star vaulting in stone, which covers the central area of the farmhouse, with bathrooms and a laundry room located in the rear area, covering a surface area of approximately 230 square metres.
An independent dwelling of 110 square metres, also forming part of the farm building and located to the side of the large living room, consists of a large living and dining area, two bedrooms with en-suite bathrooms and overlooking the pool, as well as a private garden with lemon, orange and herb trees.
A second dwelling, measuring 55 square metres with a majestic entrance porch, occupies the second building converted from an old lamia restored with barrel vaults, in typical local Apulian style, comprising a living area with kitchenette, two bedrooms and a bathroom, with direct access, both from the rooms and from the living room, to the swimming pool. Both dwellings have been finely finished and furnished with sober, elegant and tasteful furnishings. In addition to the living space, there are other constructions such as old sheepfolds and mangers for a further 100 square metres.
The entire property covers an area of approximately 7,500 square metres and is completed by a large car park that extends beyond the olive grove. The systems are all present and functioning, the heating system is underfloor heating, in the restructured part, with heat pump, the hot water is guaranteed by the installation of solar panels; the structure is equipped with air conditioning and alarm system.
Currently used as an accommodation facility, it is also suitable as a private residence or restaurant. A splendid property, strategically located, which makes it easy to reach the most renowned places in Salento and the Itria Valley, as well as the coasts of the Adriatic Sea (15 minutes) and the Ionian Sea (50 minutes). Ostuni is 11 km away while Brindisi airport is 40 km away.
